Save Time, Save Money, and Find Your Dream Home!
Plain talk from a somewhat "unconventional" Natick Area Real Estate Buyer'sBroker
The Internet has made it easier than ever for you to begin the search for your perfect home. In fact, the latest studies say that as many as 80% of home buyers start online. Still, unless you end up buying directly from the owner, you will eventually be working with an agent.
So doesn't it make sense to have an agent who works for you instead of the Seller? Someone who knows exactly what is important to you to have in your new home, who will negotiate on your behalf to get you the best price and terms, and guide you through the labyrinth of paperwork necessary to put the keys to your beautiful new home in your hands?
Why deal with 10, 20, maybe as many as 50 different agents when you can hire one real estate professional who works only for you- and costs you NOTHING!
Many terrific agents list properties and therefore must work for the Seller. I have a slightly different perspective. My web site and marketing efforts are focused on two things:
- Natick homes, condos, and multifamilies
- The Natick area home buyer instead of than the Natick area home seller- and let me explain why:
Reason One: The buyer is not the enemy!
Far too many sellers have an “us” vs “them” mindset. Many buyers do as well. Sellers have a "product" to sell- their house. And, you are the ready, willing, and able buyer who might be interested in owning that home. Many sellers have a trmendous emotional investment in their home that results in them sometmes feeling personally insulted during the negotiation process. This is where a third party- me- can make a real difference in creating a win-win solution for all parties.
I take the time to educate buyers that this is not an adversarial relationship, not to take anything personally, and the goal is to create a transaction that makes everybody happy. It is a business deal, purely and simply.
Reason Two: Many buyers need to be educated about the Natick area market.
You may have noticed the name of my web site: Living in Natick.com. I specialize in Natick real estate for several good reasons.
a. Because I am a Natick homes specialist, I know exactly how much a particular Natick property is worth as compared to other similar Natick properties.
b. As the Seller, this means that I can help you value your home for the maximum asking price without over pricing your home (the death blow to selling your home quickly and for the best price).
c. The buyer gets an expert who can reassure them that they are not overpaying for a particular property and that your home is worth every penny of the asking price- because it is.
d. I can intelligently educate the buyer about neighborhoods, schools, amenities, and what a wonderful place Natick is to live in and raise a family (because I am an expert, have lived in Natick all my life and am raising my family in Natick). There’s no guessing or making things up when a buyer asks me a question.
Reason Three: I am selfish- and frankly, a little lazy- and that benefits you.
You see, I have learned that by being a Natick real estate expert, I have a strong opportunity to gain long-term clients from each transaction- you the Buyer, who will most likely sell and buy another Natick home from me within 5 years, and will certainly speak well of me to your friends and neighbors about the wonderful job I have just done for you.
Also, being a little lazy, I don’t have to travel out of Natick most of the time to do showings- and that means I have that much more time to focus on my Natick clients. Everybody makes out, and I can spend more time with my family. That makes me happy (and my wife and kids happy).
Anyway, thanks for reading this and I hope your find the site full of valuable information. Don’t hesitate to call me on my personal phone at (508) 509-7895 or e-mail me at mark@findnatickhomes.com.
Oh yes, one disclaimer- if your home is currently listed with another real estate professional, this is not a solicitation. Thanks again.
